Interior
Pen y Lan is 3 bedrooms with a shower room and bathroom (with roll top bath) and two w/c all on the 1st floor. Two of the bedrooms have king beds and are very spacious with sweeping views of Cardigan Bay, and the Snowdonia Mountains. Bedroom 3 has two single beds and also has views of the sea.

The Lounge has a window seat and is comfortably furnished. It includes a 32 inch television with Freeview channels through a satellite dish, a dvd player, stereo system and a selection of dvd's and cd's.

The Dining Room has wonderful sunset views! It is quite spacious and has an Entertainment area - particulary for children or teenagers. There is a television/monitor with vhs machine, dvd player and Nintendo Gamecube. As well, we have provided a generous selection of vhs tapes, dvd's and Nintendo games.

A bookshelf holds a variety of interest books, travel books and novels. Also a good selection of guide books, maps and local brochures. Games and puzzles are supplied to suit both adults and children. There is a separate toy box for children and children's books.

The kitchen is brand new and very modern. It has all the conveniences you could want including microwave, kettle, toaster, filter coffee machine, hob, oven, fridge, freezer and dishwasher. There are many pantry items on hand so you don't have to bring them. Things such as sugar, spices, salt & pepper, sauces....don't go shopping until you've had a look in the cupboards! We even give you some dishwasher tablets, washing up soap, laundry tablets and more!

The laundry room has an automatic washer and tumble dryer, ironing board, and iron. Racks for drying outdoor clothing over radiators are also supplied. Outside is a retractable clothesline, airing rack and hosepipe to wash down outdoor wear and bikes. As well, we have a lockable shed for mountain bikes and other outdoor gear.

The entrance porch is very spacious. We provide a picnic basket and blanket and in the summer there is one beach towel per person and outdoor furniture.

Pets
If you are bringing pets, we have food & water bowls and the porch is a comfortable and warm place for them to sleep.

Children
For children, we have a cot with bedding, high chair, stair gate, and potty. There is also a bed guard for toddlers. And, yes we have toddler friendly cutlery & tableware!

Garden
There is a spacious garden to the rear, side and front and it is fenced on all sides. There is a patio area for outdoor dining (with furniture in season) a sunbathing area and lots of space for the children to play.

Parking 
We have enlarged the driveway and there is now room for 3 cars, offroad.  Access to the house is down some steps and a slightly-graded path. There is a new, wooden handrail right to the door. It is recommended that if you are arriving after dark to bring a torch to aid in your descent.

Telephones
We do not have a main telephone line in the house. This means there is no internet access - but you're supposed to be on holiday, right?! (There are a couple of internet cafe's in Barmouth). We find our mobile phone signal is good here. There are also a few phone booths close by.

Access
Please ring to ask about access if you, or a member of your party, is disabled. The property is not suitable for wheelchair users. The bedrooms and bathrooms are on the 2nd floor. We have put in a new handrail which is now much improved access for the elderly or disabled.

Hikers and Mountain Bikers
We have made special provisions for you too, with washing & drying facilities, outdoor water access and lockable storage. We have been approved by the Wales Tourist Board and meet hiker and biker standards.

There's probably a lot of other things that we haven't mentioned - so you'll just have to come and see for yourself! As we said on our home page - holidays are very precious to all of us and we aim to make Pen y Lan a very comfortable and relaxing place for you. The last thing you need is to bring endless items from home just to enjoy your holiday. We've tried to think of all the things you'll need for a pleasant stay.
